After Bankruptcy, Rebuild Your Credit Before Buying Real Estate

You have gone through bankruptcy and you do not owe anyone. Now is the perfect time to purchase that home you have always wanted - right? Wrong! Yes, you can probably locate a real estate mortgage lender, since you cannot declare chapter 7 bankruptcy again for at least 6 years. The problem is that you will pay the highest finance charges for the privilege of obtaining that real estate mortgage, charges that will extend over the life of the real estate loan.

Before even looking at real estate, get your credit straightened up first. The bankruptcy will appear on all three of your credit reports from seven-to-ten years, which will make you a higher risk to real estate lenders. You cannot do anything about this; however, you can show real estate lenders that you are handling credit much better now by rebuilding it. This can lower your risk factor, when obtaining a real estate mortgage. Using the following improvement steps, you actually can rebuild your credit in a relatively short time.

First, get copies of your credit report from the credit agencies, and clean them up. You have the right to one free report from all three agencies annually, which can be obtained through www.annualcreditreport.com.

Ensure that creditors, who were listed in your bankruptcy, have cleared their information from your credit reports. Otherwise, it will appear as if you still owe them money and are not paying.

Ensure any creditors not listed in your bankruptcy and you are paying regularly have been reporting your good credit record to all three agencies. Contact any not reporting this and ask them to do so. This will increase your chances of getting a loan for your real estate.

If there was a specific event or cause for your bankruptcy, you can add up to a 100-word explanation to your credit report at each agency. The real estate lender will get this explanation as part of your credit report.

It will look especially good to real estate lenders if you have received credit counseling, and the counseling will help you in several ways. A good credit counseling agency will help you create a budget and counsel you in how to use and stick to it. They offer counseling on using credit in your future, as well as how to re-establish your credit. They can help you move toward your goal of buying real estate. Once you have successfully completed credit counseling, ask them for something in writing to that effect. It can help when applying for your real estate loan

The problem is finding a reputable agency. Some are downright questionable. Here are a few ideas to assist you in locating a reputable agency:

? They should be a member of either the National Foundation for Credit Counseling or the Association of Independent Consumer Credit Counseling Agencies. Both are national trade associations.

? Agencies approved by the U.S. Trustee’s office (part of the Department of Justice) are good agencies. You can see those for your area at: www.usdoj.gov/ust/eo/bapcpa/ccde/cc_approved.htm http://www.usdoj.gov/ust/eo/bapcpa/ccde/cc_approved.htm .

? Interview the agencies, asking what they offer and the cost for each service. Good agencies should meet with you for 60-to-90 minutes, reviewing your financial situation and offering budgeting advice - before doing any credit repair.

? Ask for costs in writing from the agency you choose. They should charge around $50 or less, with budget counseling sessions for less than $20 each.

? Steer clear of those who push their debt management program, where they want you to pay all your remaining creditors through them.

Saturated fats:

These bad fats are solid at room temperature. They are found mostly in animal foods (meats, poultry, dairy products) and in some vegetable products, such as coconut oil, palm kernel oil, and vegetable shortening. Saturated fat is associated with an increased risk of breast cancer, as well as many other cancers and diseases. The liver uses saturated fats to manufacture cholesterol, so it’s important to restrict intake of saturated fat for this reason as well. Saturated fats should make up less than 10% of your total fat intake.

Trans-fatty acids:

These unnatural fats are created through a process called hydrogenation, which transforms unsaturated fats into saturated fats. But you won’t see the words trans-fatty acids on food labels. Instead, look for hydro-genated or partially hydrogenated oil among the ingredients. Margarine, shortening, crackers, baked goods, and junk foods are typically high in hydrogenated oils. Trans-fatty acids extend the shelf life of products, but they do nothing to extend the life of the people who eat them. In fact, trans-fatty acids appear to play a role in causing breast cancer. They also interfere with the body’s ability to utilize the good essential fatty acids, raise the level of bad cholesterol, and lower the level of good cholesterol.

Polyunsaturated fats:

This group contains omega-3 and omega-6 fatty acids, which have both good and bad qualities. The omega-3s (also called linolenic oils) are found in flaxseed, hemp seed, walnut oils, and cold-water fish, such as salmon, tuna, and herring. Omega-3s protect against cancer and cardiovascular disease. Omega-6 fatty acids (also called linolenic oil) are found in vegetable oils, such as corn, safflower, and sunflower oils. In small amounts they can lower total cholesterol levels, but in larger amounts they can lower levels of the good cholesterol (high-density lipoprotein cholesterol), and they are associated with an increased risk of cancer

Mono-unsaturated fats:

This category includes the fats most often recognized as being healthy: olive oil, peanut oil, or any other fresh, unprocessed oil.

Any fats, even the healthy ones, can turn toxic if heated. Erasmus notes that Frying once or twice won’t kill us, but after ten, twenty, or thirty years of eating fried foods, our cells accumulate altered and toxic products for which they have not evolved efficient detoxifying mechanisms. Un-toasted sesame oil and olive oil are the most stable of the unsaturated oils and therefore may be heated more safely than other unsaturated oils, which include safflower, corn, and canola. These three commonly used oils are treated with sodium hydroxide and phosphoric acid, and are deodorized, bleached, and heated at high temperatures, all of which makes them unhealthy and likely to be carcinogenic.

Fat and Toxins

Dietary fat, especially animal fats, often contain pesticides hormones, fungicides, and other carcinogens. Food animals are fed large amounts of dangerous chemicals to make them fatter faster. These chemicals accumulate in the animal’s fat, then are ingested by people. Because these toxins have an affinity for fat, women’s breasts are a prime gathering spot for them. Thus, animal fat carries a double danger for women.

Fat and Estrogen

Given the compelling evidence that heightened exposure to estrogen is associated with an increased risk of breast cancer, the link between high fat intake and breast cancer is even more convincing. Estrogen has an affinity for fat. As a woman’s fat intake increases, so do her levels of estrogen.

Recent study findings illustrate this concept well. At the University of Southern California, researchers found that women’s estrogen levels are lowered by up to 23% when their intake of dietary fat is lowered to 10 to 20% of their diet. Significant reductions in estrogen were also seen in diets that contained 18 to 25% of calories from fat.

Scientists have also looked at fat intake, estrogen levels, and incidence of breast cancer among women who eat either a vegetarian or a vegan diet (no animal products at all). Fat intake is typically much lower in these women, so you would expect to ice lower estrogen levels as well. Research findings bear this out. One study of pre-menopausal vegetarians showed estrogen levels 23% lower than in non-vegetarians, while another study of postmenopausal vegans revealed that they had estrogen levels up to 40% lower.

Similarly, obesity is a risk factor for breast cancer, and overweight women have higher levels of estrogen than thinner women. That’s because fat cells produce estrogen from the hormone androgen in the body. The higher the percentage of body fat, the greater the production of estrogen.

Some scientists say the relationship between dietary fat and breast cancer risk is so strong, if women reduced their fat intake by 50%, the risk of breast cancer could be lowered by about 250%. Remember the Classics: Television that Inspired Us

Classic television will never be completely forgotten or out of style as it brought so much to television screens in living rooms across the country. Watching reruns of classic TV shows will never fall out of fashion either. Not with those of us who grew up watching and learning from these classic TV shows. And not with the new generation of classic TV fans that the re-airing of these classics in television are creating now.

Some of us can remember that being youngsters in the 70s we rushed home from school to get started on finishing our homework right away so that we could watch such classic TV shows as Gilligan’s Island and I Love Lucy before suppertime. Some of our primetime classic TV selections included Bewitched, Happy Days, The Brady Bunch, Green Acres, and The Beverly Hillbillies, Petticoat Junction, and The Partridge family. Some of these classic TV shows were still being filmed into the 80s and were joined by what are now also classic television shows we remember fondly and still enjoy watching today. Laverne & Shirley, One Day at a Time, Welcome Back Kotter, Barretta, Starsky & Hutch, Hillstreet Blues, and Mork & Mindy. When Cagney & Lacey hit the classic TV scene in the 80s, young women were empowered to dream of going into professions usually reserved for males as these two women fought crime on the mean streets of NYC and in the sometimes equally mean environment of the male dominated workplace. Our Saturday mornings were reserved for Fat Albert and the Gang, Scooby Doo, and the Jetsons. Sunday evenings we watched classic television such as Hee Haw and Disney Family Showcase Theatre.

The raunchy, pushed to the limits reality television programs that have replaced old TV shows on most networks today have nothing on those classic TV shows from the 70s and 80s. We learned true family values from the Brady’s the Walton’s, The Ingals Family, and the Partridges, not to mention the Cleavers in Leave it to Beaver, and Timmy, his Mom and super canine hero and friend, Lassie. These classic TV shows from the 70s and 80s continue to teach the family values that would otherwise be lost to the generation of children now growing up in broken homes, in families headed by only one parent, or in families in which both parents are forced to work just to make ends meet.

Those old classic TV shows taught the importance of moral values and the strength and wisdom found with several generations of a family living together or close by to one another .We learned how to share with one another and how to make friends. We learned that it was important to never lie to our parents and that they would always love us no matter what mistakes we made. We learned that there were solutions to every problem, no matter how big or small they might be. We learned to believe in ourselves and to dream big. We learned about falling in love and how to mend a broken heart. We learned all of this and so much more from these classic TV shows that will live on in those of us who have come to love them and through the television networks still brave enough to provide a platform for quality, family values shows like classic TV shows.

For many of us these shows are so ingrained in our memories it is as if Ritchie, Potsie and Mouth were our high school chums and we were right there with them throughout all of the teenage angst and mischief they got into. At the time many of us would sit and wonder what it would be like to be a Brady or Partridge. Who among us didn’t wish we owned the General Lee and could do some off- roading that rivaled that of the Duke brothers? Mork made us hopeful that it there was life on other planets, that they would be as hilarious and ready to make friends as he was. Oh and how many of our big brothers shot BB guns into the ground when Mom wasn’t looking because they were intent on finding oil and becoming millionaires like good ol’ Jed Clampitt did? Okay so not everything we learned from these classic TV shows was something Mom was thrilled to find us reenacting. But is sure was a whole lot of fun. Classic TV encouraged you to use your imagination. Not at all like the mindless stuff that permeates television and our children our bombarded with today that spark little, if any imagination.

No, classic television will never be completely forgotten or go out of style. There are too many of us old and young who will keep the demand for these old TV shows alive.

Whether staining a deck yourself or hiring a contractor to build an addition to your home, there are basic guidelines you should follow to keep your project organized. Here are some tips on planning ahead that may help you avoid a lot of hassle down the road.

Think ahead and determine what needs to be done. The more you pay attention to detail, the better your plan will develop. Consult with others that have completed a similar project and take their advice to heart. Talk to subcontractors to help you determine the scope and sequence of your project. Visit Home Depot or Lowes and chat with their top sales people to get even more tips on the job at hand. Let’s say, for instance, that you are going to replace a bathroom counter top. Here is an example of how you would accomplish the job by using an organized plan:

- Measure the existing counter top and be sure to get the dimensions from the center of the sink to all four sides of counter. Are the faucets four inches or eight inches apart?

- Decide on whether to use the existing sink or a new one. How about the faucets?

- Decide on an over counter or under counter sink.

- Decide on a counter top material such as Corian, granite, or formica.

- Decide on the color.

- Determine all costs and a budget and then add 20% to be sure.

- Decide if you can do the installation alone or should you hire a counter man?

- Place an order for all materials.

Planning ahead does take some effort, but it will help you save time, save money, and eliminate a lot of unnecessary frustrations. Most of all, it will give you great results and a sense of accomplishment which no amount of money can buy.

A Few ADHD Treatment Options Before Jumping To Medication

There are several alternative treatment options available to the parents of children correctly diagnosed with ADHD or ADD. Attention Deficit Disorder or that with Hyperactive tendencies are a set of mental illnesses that are routinely mis diagnosed.

This is due to the fact that many of the symptoms of ADHD and ADD are considered by many normal characteristics in growing kids. The challenge to develop any treatment options therefore is to accurately determine the degree of hyperactivity that pushes someone over the edge of normalcy and into the realm of a mental disorder.

One thing that you should be aware of is that the medical community is not in full agreement about ADHD in general or the use of some treatment options. There are those that believe that mediation used to treat this disorder have unacceptable risks. Another important factoid is that the treatment of all but the most pronounced mental disorders and diseases is a relatively new frontier.

Not in the sense of age as we’ve been working to find treatment options for all mental disorders for decades. But it’s more a frontier in the sense of understanding the causation and our ability to measure the severity of the problem. This is why jumping to an aggressive treatment option may not be in the best interest of the child that’s been diagnosed with ADHD or the family involved

If you have a child who has attention deficit hyperactivity disorder, or ADHD for short, there are another of options open for treatment. The most common ADHD treatments usually involve as their biggest part the use of drugs like Ritalin or Dexedrine. On the street, these are known as Speed or methanphetamines.

Other treatment options for ADHD involve therapy and counseling for not only the one identified as having the ADD problem but also the whole family and especially the parents. Counseling can be used to help better identify emotional disturbances, and can assist with teaching the kid some study skills and organizational skills.

Note that teaching study skills etc. is normal stuff that should be done by parents. For many children however, because of the lack of parenting skills, the kid is diagnosed as having the problem.

The problem is that many ADHD treatments address the physiological part of the condition and ignore every other part. This is a problem, because ADHD children have trouble forming strategies to organize their lives and so they need, in addition to the drugs, some coaching in study skills that other students may be able to learn on their own. It is not enough just to medicate as an ADHD treatment option alone.

There are a number of other options that should also be considered. The most popular one at the moment is to have your child tested for allergies. Food allergies have been known to cause many problems for growing children and could be a root cause of ADHD as well.

Another option is to explore the use of natural remedies. vitamins and minerals may help keep your child off the pharmaceutical industries profitable drugs. Understand if needed, fine, but so many times, there are alternative options that work without the use of expensive drug solutions.

Other people recommend meditation techniques as ADHD treatment options. They say that the best way to treat ADHD is to take advantage of the mind’s natural flexibility and to rework the way it runs through self programming. Through daily meditation, focus, relaxation, and an end to the anxiety that is so common with ADHD sufferers.
